demoFor those of you who have their primary residence registered in a CC., Trust or Company, now have the opportunity to transfer the property into your own name, with out paying transfer duty or capital gain tax. Before you take any action, consult with your finacial advisor to establish whether this will be to your advantage. Then consult with your transferring attorney to establish whether you will qualify not to pay transfer duty and capital gain tax. Then establish with your bank wheteher you will qualify for the outstanding bond amount. You have to take action before the end of 2011.

Private Landlords do not have to subscribe to any professional body or code of practice. They however have to adhere to the Rental Housing Act of 1999, so it is worthwhile asking for reference from past tenants before signing a lease agreement.

 

Renting privately can be less expensive than renting through an agent. There will be no administrative costs to pay and landlords will not have the overhead of paying an agent's fee. However, it seams that this saving is not passed on to you as the tenant.

 

The quality of the landlord is just as important as the quality of the home. Some landlords will give excellent service; others will pretend that you don't exist. Work with someone who you think you can trust.

Due to the prevailing poor economy, some landlords do find themselves in a cash flow problem. The result is that your rental deposit may be in jeopardy, unless your deposit is held in the letting agency's trust account.

Tenants; in the event that your personal situation has reached the stage where the monthly rent has become too much of a burden, then discuss the situation with your landlord or agent and come to a mutual agreement regarding your lease obligation. Do not wait untill you cannot pay your rent at the end of the month.

Tenant Tip

Considering the monthly payments, you can rent a house cheaper than buying it. In the long run however, you will be loosing out on the capital growth of the house, unless you invest the savings at a rate higher than the capital growth of residential properties.
